VACATION RENTAL CONTRACT


1.       The Vacation Home.

Ria & Frans Saint Germain rent out the vacation home ‘Aan de Blankaart’, located at Iepersesteenweg 72, 8650 Woumen.

This home is suitable for a maximum of 15 people. It is beautifully furnished, the photos on the website 'aandeblankaart.be' are accurate and represent the current state of the property, therefore they form an integral part of this contract.


Description of the home:

-       Separate vacation home:

Ground floor:

Kitchen with a cooktop island, oven, microwave, dishwasher, Berkel meat slicer,
Bar with bar furniture, refrigerators, and stools
Decorative fireplace with matching table and chairs
Living room with dining table and chairs, school bench, artworks,

First floor:

Separate living room with a gas fireplace, seats, TV,
Bathroom with double sinks, shower, and toilet
Bedroom with a double bed and bunk bed




-       Main building:

First floor accessible by outdoor stairs:

Bedroom with 2 bunk beds and a sofa bed for 2 people
Bedroom with a double bed
Bedroom with 2 single beds
Bedroom with 2 single beds + a bed in a drawer
Bathroom with double sinks and shower
Separate toilet

-       Garden:

Terrace with table and chairs
Lounge chairs
Swimming pool
Gypsy wagon with sanitary block


2.       Good Condition

The Saint Germain family offers the property, and the tenant accepts it in its current state, in good condition of maintenance, safety, hygiene, and habitability according to the current laws imposed by Toerisme Vlaanderen, decree of the Flemish Government 2017.


3.       Purpose and Use

The property is intended for rental as a vacation home. The tenant may not register their domicile at the property. Changes to the purpose of the home by the tenant are not permitted. It is not allowed to stay in the home with more than 15 people. Additional tents, caravans, or any other expansion of sleeping accommodations are prohibited.

Condition of the property: The vacation home will be thoroughly cleaned before rental and delivered to the tenant in a neat condition. Beds will be made, and bath linens will be provided. Upon departure, the home must be returned in a neat condition. We also refer you to the rental agreement document.


4.       Transfer and Subletting
The tenant is not authorized to sublet the vacation home or transfer their rights to third parties.


5.       Payment and Conditions

Reservations can be made through the following channels: OTAs such as booking.com & Airbnb, or directly with the owner.
•       OTAs: The payment conditions of the organization apply. Please note that these conditions are stricter and more binding in case of cancellation than our direct terms.
•       Directly with the owner:
° The rental price is indicated on the website
° Upon reservation, we request a deposit of 30%, the remaining amount must be paid 7 days before arrival. ° In case of late payment, the use of the vacation home may be suspended.


6.       Cancellation Policy

Cancellations must be communicated by email. The tenant can terminate the contract at any time, subject to the following cancellation fees:

Up to 2 weeks before arrival: the deposit.
14 days before arrival: the full rental price.



If the Saint Germain family is able to re-rent the property, a fair arrangement will be made.


7.       Consumption and Costs

The rental price is an all-inclusive price. This includes electricity, gas, final cleaning, bed linen upon arrival, bath linens, pool usage, garden usage, kitchen usage including cleaning products and dishwasher detergent, etc. The tenant will manage the vacation home in all situations as a good householder.


8.       Waste

Please handle waste correctly according to applicable rules. There is a container for residual waste on the vacation property; other sections are sorted separately.


9.       Tenant's Liability

The tenant is liable for damage caused by themselves, their companions, or invited visitors. In addition to their own liability insurance, travel insurance can provide a solution for this. All damage must be reported to the Saint Germain family before departure. Animals are not allowed in the vacation home or on the property. Smoking indoors is strictly prohibited. Please deposit cigarette butts in the ashtray at the entrance.


10.       Visits from the Saint Germain Family

Visits are permitted after making an appointment with the tenant. This may be to maintain order and cleanliness or to carry out simple tasks.




11.       Swimming Pool

The use of the swimming pool is always under the responsibility of the tenant. Never leave children under 16 years old or others who are unable to swim unattended in or near the pool.


12.       Liability for Accidents

The Saint Germain family is not responsible for accidents that occur inside and around the vacation home. The tenant is responsible for theft and damage to furnishings if the theft occurs without signs of burglary.


13.       Miscellaneous

Any printing errors in the contract, on the website, and other documents are subject to change. The Saint Germain family reserves the right to make changes to the contract by adding errata. Under no circumstances is the Saint Germain family liable or responsible for any damage incurred to all involved persons or movable and immovable property. The individual rental agreements form an integral part of this contract.
