LEASE AGREEMENT


1. The Vacation Home.

Ria & Frans Saint Germain rent out the holiday home 'Aan de Blankaart', located at Iepersesteenweg 72, 8650 Woumen.

This house is suitable for a maximum of 15 people. The house is nicely furnished, the photos on the website 'aandeblankaart.be' are truthful and indicate the stavaza of the house, so this is an integral part of this contract.

2. Good condition

The Saint Germain family offers the house and the tenant accepts it in the condition as it is, in good condition, safety, hygiene and habitability are according to the current laws imposed by Tourism Flanders, Flemish Government Decree 2017.


3. Destination and use

The property is intended for rental as a holiday home. The tenant cannot domicile in the house. Changes by the tenant to the destination of the house are not allowed.
It is not allowed to stay in the house with more than 15 people. Additional tents, camper vans or any other extension of the number of sleeping places is prohibited.

Condition of the property: the holiday home is fully cleaned before rental and delivered to the tenant in a neat condition. Beds are made, towels are provided. When you leave the house, it must be returned in good condition. Here we also refer to the rental agreements document.


4. Transfer and subletting
The tenant is not in a position to sublet the holiday home or to transfer his rights to third parties.


5. Payment and conditions

The reservation can be made through the following channels: OTAs such as booking.com & Airbnb or directly with the owner.
 OTAs : Organization payment terms apply. Please note, these terms and conditions are stricter and more binding in the event of cancellation than our direct terms.

° the rental price is stated on the website
° When booking, we ask for a 30% deposit, the remaining amount must be paid 7 days before arrival.
° in the event of late payment, the use of the holiday home may be suspended.


6. Guarantee

The deposit amounts to € 500.00 and is transferred by the tenant to the account of the Saint Germain family 7 days before the stay. We ask you to bring the transfer receipt as proof. On departure, the house, including inventory, will be checked and any deduction of part or the full amount will be communicated demonstrably with photos and/or quotations for repair(s). The rental deposit is completely separate from the rent to be paid. The deposit will be partially or fully refunded within 14 days of your stay.


7. Cancellation Policy

Cancellations must be communicated by email. The tenant can terminate the contract at any time, subject to the following termination indemnities:

Up to 2 weeks before arrival: the advance.
14 days before arrival : the full rental price.



If the Saint Germain family can re-let the property, an equitable settlement will be made.


8. Consumption and costs

The rental price is an all-inclusive price. This includes electricity, gas, final cleaning, making the beds on arrival, bath linen, use of the swimming pool, use of the garden, use of the kitchen including cleaning products and dishwasher powder, etc.
The tenant will manage the holiday home in all situations with due care.


9. Waste

Please dispose of waste correctly and according to the applicable rules. There is a container for residual waste on the holiday domain, the other sections are sorted.


10. Liability of the tenant

The tenant is liable for damage caused by himself or by his company or by visitors invited by him. In addition to your own BA insurance, an extra travel insurance can offer a solution.
All damage must be reported to the Saint Germain family before departure.
Animals are not allowed in the holiday home or on the domain.
Smoking indoors is strictly prohibited. Please deposit butts in the cigarette column at the entrance.


11. Visit of the Saint Germain family

Visit is allowed after making an appointment with the tenant. This can be done with the aim of maintaining order and tidiness, but also to carry out simple jobs.




12. Swimming pool

The use of the swimming pool is always the responsibility of the tenant. Never leave children under the age of 16 or others incapable of swimming alone in or near the pool.


13. Accident Responsibility

The Saint Germain family is not responsible for accidents that happen in and around the holiday home.
The tenant is responsible for theft and damage to the household effects if the theft occurs without traces of burglary.


14. Miscellaneous

Any printing errors in the contract, on the website and other documents are subject to change.
The Saint Germain family has the right to make changes to the contract, subject to the addition of errata.
The Saint Germain family is under no circumstances liable or responsible for damage caused to all persons involved or movable and immovable property.
The separate rental agreements are an integral part of this agreement.
